Strengthening and structure
- Consolidation is achieved through the walls and reinforced concrete diaphragms, with hydro isolation and thermo isolation according to the Romanian Norms.
- Reinforced concrete structure is in compliance with the quality standards regulated by law and European Normative.Façade and wall
- Façade of BCA of 25 cm width, exterior polyester thermal isolated 10 cm, fibre glass, decorative mould.
- All the walls are covered with decorative plastering or similar layer, according to the architectural and design issues.
- The partition of the interior walls is by 10 cm BCA or by false gypsum boards with metal frame and acoustic reduction (if requested).
- The separation walls between the apartments are created by BCA of 20 cm width.

Interior joineries
- The apartment access doors will be realise on the door case, sound isolation acoustic  = 40 dB, sills and solid woods coating and cellular, covered in polished elegant oak wood, chrome plates accessories, with 4 points closure locking keys.
- The interior crossing doors of the apartments will be by sills and solid woods coated, chrome plat accessories according to the design issues.

Exterior joineries
- The exterior joinery will be equipped by with PVC joinery (windows and doors windows), thermal barrier, coefficient of thermal and acoustic isolation, paint in electrostatic field and double Thermo-pan glass colour green (6-14-4), (4-16-4) simple/double opening, according to the project.

Floors
- The living rooms and the bedrooms, with be created by laminated parquet – oak/beach wood, light colours, mounted on PVC foil, installed up to the self-levelling capping for deviations greater than 3 mm.
- The floors of the kitchens and the bathrooms will be realise by with porcelain tiles anti-skid, class A, in a support layer with minimum 3 cm.
- The terraces and the balconies will be realise by porcelain tiles with anti-skid up to a layer with water proof protection.

Paint and decoration
- The interior painting will be made by washable paint for walls and ceilings in a layer polishing plaster coat system in white colour.
- The exterior painting for metallic confection will be by “aldehidic” paints, according to the design issues and technical specifications.

Bathroom
- The flooring by ceramic tiles will be realising by porcelain tiles with anti-skid up to a layer with water proof protection.
- The walls by ceramic tiles class A according to the design issues.
- Sanitary group from white ceramic material (toilet and sink with foot)
- Bath vat by white ceramic material and chrome-plated battery with mixer taps.
- Mechanical ventilation system activated by the switching of the light with timer delay installed in special ventilation shaft.

Kitchen
- The kitchens electro mechanic installation will include the installation of one washing machine and/or dishwasher.
- The walls around the kitchen equipment will be covered by ceramic tiles class A according to the design issues.
- Will be installed a special ventilation shaft for the hood.

Elevators
- It will be realise two separate elevators of 6 persons each, operational in the underground garage.
- Cabin according to the manufacturing specification steel style sliding doors shatter proof glass and mirror with full automatic procedure system, inverter’s motors, according to the Romanian Law and ISCIR specifications for safety and function ability.

Electricity and telecommunications
- All the electrical installation will be realising according to the technical specifications and the Romanian Law.
- Each apartment will be connected with separated electric monophonic board according to the monomial scheme with automatically protection. 
- The switches and the accessories of the electrical installation of the apartments will be realising with mechanism of white colour.
- In the living rooms and the bedrooms of the apartment will be position for TV, Phone and Internet connections.
- Each apartment will have video phone connected to the entrance building.
- The illuminate system of the common area, balconies, and bathrooms will be mounted designing up to the technical specification.

Heating, hot water
- The system for the heating and the hot water will be autonomic for each apartment through of a heating central, using gas, in accordance with the present norms.
- Each apartment will be having a separate counter measuring only the apartment use.
- The interior radiators will be by aluminium anodized in white colour.
- Each apartment separate can be programmable by a thermostat controller his requested temperature.

Garage
- In the garages area will be realise by foundation of polished cement anti-dust, grey colour and painted pedestal.
- The stairs to basement will be by porcelain tiles.
- The installation against fire, complying with the Romanian Law will be a full automatically protection system realised by sprinkler, hydrants and smoke traps.
- The car access in the garage will be done through an automatic monitored door, with remote command.
- The exterior access ramp will be with automatically underground thermal system against to the ice and the law temperature.

Comments
- The present technical specification may be modified by the project manager and/ or from technical or commercial reasons, without diminishing the quality described above.
- The total built surface/apartment presented in the commercial plans of Vivacity Residence project represents the sum of the useful surfaces, to which it adds the surface of the interior walls, surface of the exterior walls, ½ from the common exterior walls of the apartment and also the surface of the balconies. The useful surface / apartment represents 85% from the built surface of the apartment, without balconies (specification according with the House Law no. 114/11.10.1996)
- Any supplementary requests from the clients shall be complying with the Romanian Law and the designer approvals.
